Landlords FAQs

Do you have public liability insurance?

Yes. Our current public liability covers up to £1,000,000. We can update our policy coverage to suit your requirements. Please get in touch with us if this is something you’d like to discuss.

Will your work affect my tenants?

Depending on the nature of the work, it is possible your tenants may be affected by the work.

Common situations include:

– Scaffolding impeding access to your property;

– Reduced parking space availability, to allow material deliveries and skips for waste removal;

– Increased noise levels whilst erecting access equipment, installing products, and using power tools.

We provide full Risk Assessments and Method Statements (RAMS) detailing the risks we have associated with the proposed work and how we will mitigate them. This applies to every job, no matter how big or small it is. This is done before starting the work and will always be made available to you when requested.

Do you charge for surveys?

If the survey is non-intrusive and we can safely access the area you need surveying using our ladders, we will not charge you. Examples include identifying broken tiles and defective underlay, inspecting lead flashings, and surveying loft spaces.

If the survey is intrusive, we need specialist access equipment, or there are additional third-party costs required, we will send you a quote. Examples include surveys at heights exceeding 5 metres, removing existing roof coverings to allow further investigation work, and inspection and testing of asbestos-containing materials (ACM).

Do you subcontract your work?

We only subcontract work that is specialist and which we are not insured to carry out ourselves.

For example, asbestos removal must be completed by a HSE-licenced contractor. We do not hold this licence and would subcontract the element of work to a HSE-licenced contractor.

What training do your operatives have?

As a minimum requirement, all our operatives carry a CSCS Labourer card.

Supervisors are allocated to each team and carry additional job-specific qualifications. They oversee the project from start to finish and check the quality of work carried out by the operatives. For minor repairs, we may send a Supervisor to do the work alone.

Do you do design work?

No. We do not carry out design work. Our manufacturers specify, design and supply products that are suitable for your project. We install them to their specifications.

For bespoke situations, we may suggest practical solutions based on experience and knowledge of the materials or products being used. However, we cannot provide a guarantee for the solution. If you need a guarantee, a design from the relevant manufacturers should always be obtained to confirm compatability of the materials or products forming the design solution.
